Clay Yapp constructed his net-zero home in rural Wisconsin almost entirely alone, managing every phase from the foundation to final air-sealing. The 1,536-square-foot project in climate zone 5A was designed to meet strict energy efficiency standards while remaining practical for a single builder.

An unconventional foundation built for efficiency

The foundation work started with an excavator digging a 12-foot-deep hole. Yapp used Form-A-Drain, a permanent plastic system, instead of traditional wood forms. The perforated channels form footing sides, drain groundwater, and collect radon, removing the need for temporary forms that would later require removal.

Most walkout basements in cold climates need stepped footings to meet frost-depth rules. Yapp and his partner, Danielle, chose a modified Frost Protected Shallow Foundation (FPSF) method, allowing them to pour the entire footing on one level. Wisconsin’s code requires a 48-inch frost depth, but following National Association of Home Builders guidelines let them reduce the foundation wall height to 18 inches at the walkout section.

They laid a level gravel bed, then placed a square outline of 2-inch-thick Type IV XPS foam beneath the footing. After staking the Form-A-Drain channels, they lined the interior faces with another layer of foam. Once everything was level, they poured the concrete.

The method saved materials and improved thermal performance. Insulation around the footing reduces heat loss, important in a climate where winter temperatures often fall below zero. For a solo builder, the system’s simplicity was as valuable as its energy benefits—fewer steps meant fewer chances for mistakes.

Air sealing and insulation: the hidden details

The foundation was only the first challenge. Yapp also handled advanced air-sealing techniques, essential for a net-zero home where even minor leaks can reduce efficiency. The exterior walls received rigid foam insulation, followed by dense-packed cellulose in the stud cavities—an approach that delivers both high R-value and strong air sealing.

The home performs well beyond code requirements. Comfort, not just energy savings, defines a net-zero home. In a region with harsh winters and humid summers, proper sealing and insulation make the difference between a drafty interior and one that stays consistently comfortable without constant thermostat adjustments.

Yapp demonstrated that high-performance building isn’t limited to large crews or wealthy developers. A determined homeowner can achieve the same results by researching, adapting, and focusing on details most builders ignore. The foundation was only the start of the project’s success.
